The lake is maintained by the state of Virginia as it is open to the public, so there are no HOA/maintenance fees associated with the lake.
All fees are as of publication date in 2020.
Shenandoah 55+ Community HOA Dues – $335 per month
The Trilogy dues cover all of the amenities listed here including the clubhouse, pools, exercise rooms and more, as well as road maintenance, mowing of common areas and your private yard. Having lawn care included is a bonus most HOAs in the area do not include.
There is a one time Social Membership fee of $4000, and one time working capital contribution fee of $1340 due at closing.
Lake Frederick HOA Dues – $168 per month
On the other side of the lake, the townhouses and single family homes are part of a different HOA. There is a capital contribution fee of $2000 and a one time fee of $300.
Residents can also use the public areas of the clubhouse on the 55+ side of the lake like the rest of the general public, including the restaurants and events that will be held at the outdoor amphitheater.
